Beaches

The coastline in Mahmutlar is long, wide, and flat. Almost its entire territory is equipped for beach recreation.

The beaches of Mahmutlar are pebbly, with stone slabs in some places along the water's edge. These are natural formations typical of almost all resorts on the Mediterranean coast. Some slabs are cut to facilitate entry into the water. There are also specially equipped piers where you can descend into the water via stairs. These places are typically crowded with vacationers.

Several other features should be noted about the beaches in Mahmutlar:

  • The depth increases quite rapidly, which may be inconvenient for families with children.
  • This area does not have breakwaters, so during windy weather, the waves can be quite strong.
  • Due to the pebbles and slippery stone slabs, entering the water may not be very convenient, so it is recommended to bring non-slip sandals.

Features of Construction and Property Prices

In Mahmutlar, high-rise construction is allowed. This is one of the reasons for the presence of a wide variety of real estate on the market: from compact apartments to luxurious penthouses with panoramic views. Extensive real estate options, good infrastructure, and high return on investment attract international investors.

In the Mahmutlar real estate market, you can find both primary and secondary properties. New apartments from developers are in high demand compared to housing in buildings constructed over 10 years ago.

Prices for 1+1, 2+1 apartments, under construction, start from €80,000.

This district covers an area of 13,000 km² and has more than 28,000 residents, but the population significantly increases during the tourist season.

Oba is located just 2.2 km from the center of Alanya, 120 km from Antalya Airport, and 40 km from Gazipasa Airport, making it convenient for both residents and tourists. Virtually the entire coast of Oba is ideal for family vacations. Here you can rent sun loungers and umbrellas, as well as use dressing rooms and showers. Lifeguards are on duty in the summer, which increases the safety of tourists.

Features of Construction and Property Prices

New residential complexes in Oba perfectly blend into the magnificent natural landscape, which, against the backdrop of good investment returns, is the main advantage for property buyers.

Land plots in Oba are particularly attractive to Alanya developers. By purchasing land, they implement unique construction projects on them and sell most of the apartments at the foundation stage.

Only low-rise construction is allowed in Oba – buildings are no higher than 5 floors. This is due to the peculiarities of the terrain and the municipality's concern for preserving the natural landscape.

The housing prices in Oba are higher than in other less popular areas of Alanya. Apartments under construction start from €70,000–€100,000.

Among the secondary market options, investors can find properties ranging from €120,000–€200,000.

Most of the coastline is covered with fine sand. The seabed is also sandy, and only in some places near the water's edge are pebbles visible. Occasionally, there are stone slabs, around which some hotels have piers for bathing.

An important advantage of Avsallar's beaches is the gradual depth increase. Therefore, it is safe to rest with small children here.

Many hotel beaches have been awarded the "Blue Flag." Moreover, access to their territory is open to everyone. Some hotels offer beach equipment for rent, while in other hotels, it is only available to guests.

In the western part, Avsallar Beach smoothly transitions into Incekum Beach, while in the eastern part, it transitions into Turkler Beach.

Features of Construction and Property Prices

In Avsallar, you can purchase various apartments and villas. The feature of local construction is the construction of large residential complexes with hotel infrastructure. These properties have spacious landscaped areas. Residents and guests can enjoy pools in the summer and relax in hammams or work out in gyms in the winter. Moreover, many complexes have cinemas and restaurants.

The majority of residential quarters are located away from the coast — approximately 250 meters. Interestingly, the farther from the coast, the more infrastructure facilities there are in residential complexes.

Property prices in Avsallar remain reasonable, as there are still available land plots. The price of one-bedroom apartments starts from €100,000. Apartments in new buildings cost from €60,000–70,000.

The population of Tosmur is approximately 17,000 people. There are also markets where you can buy fresh products from local farmers, clothes, and souvenirs.

For families with children, Demirtaş has several elementary schools, two middle schools, the Demirtaş Çok Programlı Anadolu Lisesi high school, and a kindergarten.

Historical landmarks are absent within Demirtaş itself. However, nearby is the Sapadere Canyon – a picturesque place with a mountain river, caves, and waterfalls, which is worth visiting.

Beaches

The beaches in the district are mostly mixed – covered with sand and pebbles, wide, and not overcrowded with tourists. Thanks to the gradual entry into the water and the clean sea, swimming here is safe.

The quiet atmosphere on the coast is ideal for fishing. Sun loungers and umbrellas are available for rent at coastal restaurants.

Features of Construction and Property Prices

Demirtaş is perhaps the least developed district of Alanya. Here, private residences predominate, most of which were built more than 10–15 years ago.

Apartments start from €100,000. Since development here began not long ago, the number of offers on the housing market is limited. Most options for real estate in Demirtaş are in newly constructed or under-construction buildings.

Advantages of Demirtaş

  • Practically untouched by civilization nature and a quiet atmosphere.
  • A small number of tourists even in high season.
  • Reasonable prices for both primary and secondary housing.
  • Proximity to the international airport.

Regarding infrastructure, Payallar currently has a minimum set of facilities necessary for everyday life. The beaches of the resort are a great place for family vacations, as they have several advantages:

  • Gradual depth,
  • Clean and transparent water,
  • No slippery natural stone slabs,
