The procedure for registering a property in Turkey

Step 1. Explore options and offers

At the very beginning of the purchase process, our company offers you to review the offers on the real estate market, consider different districts and cities, the advantages of a particular option, and a comparative analysis of prices. At this stage, we are primarily trying to understand what the client wants, what his wishes are and what the goals of the purchase are. Based on the property search criteria, we will select various options for you.

Step 2. Study tour

Once you have preliminary information about the properties on offer, we will be happy to meet you in person and show you all the options you have selected.

If this is not the first time you have been to the chosen area for purchasing real estate and you are ready to choose an option based on the information sent (especially important when buying real estate during construction and investment projects), then you can skip flying to Turkey, but proceed to step 3 — signing a purchase agreement.

Step 3. Making a decision and signing a purchase agreement

Signing a purchase agreement — an important stage in a real estate registration transaction; the contract specifies all the conditions and necessary details. Our contract is in three copies, in two or more languages.

The purchase agreement contains:

  • Seller information

  • Buyer information

  • Information about the property being purchased

  • Payment terms

  • The commitment of all parties

Our company fully checks all documents and guarantees the purity of the transaction.

Payment plan and terms

When signing the contract, a deposit is made — 5-10% of the value of the purchased property, in most cases within 2-3 weeks — another 20-50% is paid and the buyer makes the last payment when receiving the tapa certificate of ownership, at the Cadastral Office, the payment plan is always individual, our company tries to take into account all the wishes and capabilities of both the Buyer and the Seller.

For example, the Seller can provide an installment plan (interest-free); this payment option depends on the specific property option chosen.

When buying during the construction phase, the contract always specifies the down payment, terms and payment schedule as construction progresses.

When signing a contract, the Buyer only needs a passport from the documents.

Step 4. Obtaining a tax number and opening a Turkish bank account

An employee of our company receives a tax number (vergi numarasi) for you from the Tax Authority — Vergi dairesi. A tax number is required when obtaining a tap, opening a bank account, opening a company, and applying for a residence permit.

If necessary, we will help you open an account with a Turkish bank; at the moment, there are bank branches with Russian-speaking staff, which makes it much easier for you to further communicate with bank employees. You can transfer money to your account, and after purchase, you can link utility bills to your bank account and they will be automatically paid, minimizing your worries about paying for water, electricity, internet, etc.

Step 5. Payment under the contract and receipt of a Tapa Certificate of Ownership

The transfer of ownership takes place at a state institution — the Cadastral Office — Tapu ve Kadastro Genel Müdürlüğü in Turkey; the transaction does not require the participation of a notary.

Having receivedtapu, you become a full owner of real estate in Turkey.

You can be personally present when you receive a tap at the Cadastral Office, or you can leave a power of attorney to receive a tap and fly at a convenient time for you and pick up the finished tap and all documents from our office.

Step 6

The last stage of the deal consists of — the design is searched (technical passport), registration of electricity and water subscribers, Internet and television connections, purchases of furniture, appliances and accessories and long-awaited check-in.
