We have identified 4 groups of real estate sellers in Turkey:


1. Real estate agencies.

2. Construction companies.

3. Social networks  bloggers, independent consultants or as they call themselves independent real estate experts.

4. People from the street - waiters, vendors, animators, etc.

And now I will tell you about each group of sellers, starting with the most unsafe and risky - the fourth group.


✔️ Till recently the sale of apartments in popular touristic destinations  was done by almost everyone, from the waiter in the hotel to the seller in the store. You can accidentally meet a nice person in Turkey (a guide in a hotel, a taxi driver, a stranger you met on the beach), by chance he has a relative who is a developer of an excellent project and they promise you to sell it at an excellent price. 

 And everything looks so good on the paper  and you already have signed the contract and payed a deposit without knowing the competitive prices in the real estate market , without checking the documents of either the seller or the advisor. Nothing happens by chance, everyone is interested in only one thing - getting a commission. Most often later  you are having  problems and without any knowledge how to solve them  in a foreign country.

 Everyone should do what they are best at, a doctor should  cure, a hairdresser should cut hair, and a realtor should sell real estate. Therefore, this method of buying real estate in Turkey is highly risky.


 ✔️The third group represents an equally unsafe way of acquiring real estate, and most often not the most money saving one.  In holiday destination towns, there is now a trend where people have moved for permanent residence and soon start looking for ways to make money. It is not so easy to confirm your diploma in Turkey, so many start blogging about life in Turkey. They create  one-page website for real estate or Instagram account or other social media profiles from the series : Your Personal Assistant in Turkey ... What we really have: stateless people, without a company or legal entity, respectively, no legal responsibility (deleted the YouTube channel or Facebook profile and goodbye).

 The purpose of such blogs is most often precisely to receive a commission for bringing a client to an agency or a construction company. This will most likely be a real estate agency, because not all developers will work with private foreigners, giving them  a commission for the client.

 What does the buyer get in this case? - only an additional intermediary in the transaction who receives a commission. What, in this case, should the buyer pay attention to? - to a website for the sale of real estate, if this is a website with one page, where there is no information about the company, about employees, but there is only  maximum amount of forms for fill in  in order to get your contact information.

The site must be real, which contain verified information about the company, address and employees. I am amused by the fact when a person just a week ago was looking for a room to rent , and a week later he is an assistant in acquiring real estate in Turkey ; a week ago a person was engaged in making  dumplings and pickling cabbage but thanks to positive effect of Turkish sun on her and she is already a real estate specialist. You get the picture ) 

 ✔️ Further, we often hear the request - we want to buy real estate directly from the developer. You can find major construction companies and directly contact them to buy property. This does not mean that you will buy cheaper. The specifics of the real estate market in resort areas is that real estate agencies work according to the same price list of the developer without adding an additional commission. In addition, not in all, but in many residential complexes, in addition to the developer, apartments can be sold by land owners or contractors, with whom the developer paid for services not in cash, but in apartments. And of course, the complex may have options from the owners - and these options may be lower in price than from the developer. But because construction companies are interested in selling their apartments, then such options will not be shown to you. For the same reason, when the developer is determined to sell only his own properties: you will always hear similar phrases: "We have the best quality of construction", "Our construction area is the best." Those if the developer builds in Mahmutlar, then this will be the best area of ​​the city, and if in Avsallar, then, accordingly, Avsallar will be the best place to buy. You will be limited in your choice, as you will not see the full picture of the properties. Of course, if you have time, you can study the market in more detail, collect information about construction companies, areas, pricing, but I will tell you honestly, this is a long and big work, and even when people live here for months and years,  it does not always work out.

You can independently choose and buy real estate in Turkey, this is perhaps an even more laborious process that is collecting information about construction companies, because here you will have to resort to the services of an interpreter, a lawyer, a driver for viewing, and accordingly, you will have a decent investment of time and energy.


✔️And the last group is real estate agencies. At this point I will talk about our company.

In fact, we do not sell you real estate, we help you choose lucrative real estate exactly for your request, according to your search criteria. We do not put pressure on a specific object or developer, you can see everything and understand the difference and make the right choice.

To officially open a real estate agency in Turkey, you need to fulfill a number of requirements: obtaining licenses, meeting the requirements for premises, passing exams to obtain certificates for founders and staff. Of course, it becomes much easier for many to be called an independent expert without establishing anything.

Also, a few words about the after-sales service from our company, this topic, of course, deserves a separate video, but here I would also like to mention that we pay great attention to the after-sales service, because you are buying real estate in another country and it is important to have a reliable friend  and a partner. Assistance in the repair, purchase of furniture and equipment, property management (renting out), and completely non-standard issues - we solve all this. Not every company provides such a service to its customers - we have a rental department and an after-sales service department.


 And the last thing I wanted to talk about today is how to look for real estate in Turkey. There are real estate portals, where different agencies or owners are represented, on such Russian-language portals there is a fairly large number of irrelevant offers, or trap offers . The Turkish portal, although indicates as FROM THE OWNER - but 90% of the offers there will also be from realtors. We update our site every day, and even updating every day, we have even more real estates in our database than on the site, so upon arrival we can always show you more objects than on Internet sites.
