Payment Methods for Real Estate in Turkey


For a foreigner who decides to buy property in Turkey, paying for the transaction does not cause any particular difficulties. Firstly, neither Turkish developers, or bank employees, or government officials are interested in the source where a foreign citizen has money from to buy real estate in Turkey. Even if you are planning to buy several villas by the sea or a boutique hotel in the mountains. Secondly, there are several ways how you can make a payment without unnecessary additional costs.

Payment for the transaction via bank transfer SWIFT
One of the safest and easiest ways is to send  money order to the seller (owner or developer) account. You can do this from a bank account in your home country, but in this case, you will most likely be required to have a formal sales contract to prove the basis for payment. There may be more questions about money transfers to another country. Payment is made in euros or dollars.

The commission usually does not exceed 0.5% of the payment amount, but it is always better to check all the numbers on the spot.

We recommend opening an account with one of the Turkish banks. In this case, it will be even easier to carry out all monetary transactions for buying real estate in Turkey. The procedure is very simple and fast. To open a bank account in Turkey, you need to provide a passport, local tax number (vergi numarası) and a document confirming your place of residence. Many banks do not charge an annual service fee. You can open an account immediately in euros, US dollars or Turkish lira. Using online banking, it will be easier for you to manage all operations, including changing currencies at a favorable rate, paying taxes and utility bills.

Once you have deposited money into your Turkish account, you can easily send a payment for the purchased property with minimal fees.

Buying real estate in Turkey for cash
Many people trust only cash and someone simply has no choice, due to various circumstances. This option is also possible. There are two main ways.

You can bring cash with you, usually the amount that you do not need to declare at the border should not exceed $ 10,000 per person. If you fly with someone else, you can bring more money, but not everyone is ready to travel this way. Also, you can bring more than $ 10 000 by filling out a declaration at customs. When filling out the declaration at customs control, you may be asked for additional documents: a certificate of the source of origin and receipt of funds, an extract from a bank or exchange office, etc.

A safer way is to withdraw cash from your card at one of the Turkish ATMs. It is worth finding out in advance what commission the bank charges, and in what currency it is more profitable to withdraw money, so as not to lose on conversion. The only negative is the cash withdrawal limit. If the amount is large, you will need several days to do so.

The choice of payment option depends on each specific case of buying real estate in Turkey. Some Turkish developers have offices in Russia, Ukraine or Kazakhstan, where you can pay for the transaction in cash or by bank transfer.
