The process of buying property in Turkey has become even easier! If in the past many foreigners had to wait over a month for permits and documents, now the process can take less than a week. ✅ Stage 1 – Introduction and Preliminary Options

First and foremost, even before arriving in Turkey, we determine the client's preferences and the purpose of the purchase. How many bedrooms? Is the view from the windows important? Is a pool needed? What budget should be considered?... The more answers we receive, the easier it will be to find suitable options. We send several alternatives and provide a comparative price analysis.

✅ Stage 2 – Info Tour

After reviewing the provided options, the client indicates what they liked. If similar properties are available, we offer to organize a familiarization tour to see everything in person or arrange an online viewing.

✅ Stage 3 – Transaction (Contract Signing)

Once the client has selected their preferred option, they sign the contract. The contract outlines all terms and specifies the property’s price. We prepare the contract in three copies and in two or more languages. Our experts provide all additional documents that confirm the legality of the transaction. When signing the contract, the buyer only needs to provide their passport.

✅ Stage 4 – Payment for the Purchase

We aim to discuss the payment plan individually with each client. Sometimes, an interest-free installment plan is available. The usual practice is a 5-10% deposit of the property’s price, 20-50% within 2-3 weeks, and the remainder upon receiving the TAPU (title deed) at the Land Registry Office.

✅ Stage 5 – Obtaining a Tax Number and Opening a Turkish Bank Account

Our company staff will obtain a tax number (vergi numarasi) for you from the Tax Office – Vergi dairesi. The tax number is required for obtaining the TAPU, opening a bank account, registering a company, and obtaining a residence permit.

If desired, we assist in opening a bank account in Turkey, which simplifies the future payment of utility bills and taxes.

✅ Stage 6 – Payment as per Contract and Receiving the TAPU

The transfer of property rights takes place at the state institution – the Land Registry Office (Tapu ve Kadastro Genel Müdürlüğü) in Turkey at the location of the property. The transaction does not require a notary. The buyer can either be present in person or leave a power of attorney to pick up the TAPU at our office at a convenient time.

✅ Stage 7 – Organizing Your Home

The coveted keys have been received. The next steps include obtaining the iskân (technical passport), setting up electricity and water meters in the name of the new owner, and connecting internet and television. Our agency handles all these tasks as well. If needed, we assist in purchasing furniture, appliances, and selecting accessories to make your home in Turkey even more comfortable.
